502 Brinley

502 Brinley is a 12-unit multifamily building in Bradley Beach, New Jersey, immediately adjacent to The Surf Village. We acquired it in 2026 as a long-term hold.

The work starts with the building itself. It came with years of deferred structural and foundation issues, so that’s where we’re starting, fixing what holds it up before spending money on anything cosmetic. From there, we’re renovating the vacant apartments, bringing them back into good condition, and returning them to occupancy. The occupied units stay occupied throughout the work.

The more interesting part is where it sits. Owning the building next door to The Surf Village gives us one operating team, one group of vendors, and one maintenance operation across both properties, which matters a lot at this scale. It also gives us a larger contiguous piece of property four blocks from the beach.

That’s the long-term value here, and a big part of why the building made sense to buy.
